New houses get dirty too, just differently.
Middletown is the fastest growing part of the state and it looks it. Whitehall, Westown, Bayberry, Parkside and the communities spreading south and west are almost all built since the mid two thousands, which changes what the exterior actually needs.
Newer homes here are vinyl with stone veneer accents, wide concrete driveways and aprons, and white vinyl fencing. Nothing is old enough to be failing. What they get instead is early algae on the shaded elevations, because builder grade vinyl holds it readily, and concrete that picks up pollen, road film and sprinkler rust within a few years of being poured.
Stone veneer and the mortar around it is the one thing worth care. High pressure takes mortar out of the joints and the repair costs more than the cleaning saved. It gets a low pressure treatment like everything else on the wall.
The white vinyl fencing that comes with most of these communities is the other regular call. White shows green early, especially on the run that backs onto a tree line, and it is a soft wash rather than a pressure job.
What we see on houses in Middletown
- 1
Early algae on new vinyl
A five year old house can have a green north wall. That is normal for builder grade vinyl and it comes off easily.
- 2
White vinyl fencing
It shows growth sooner than any other material in the yard, and it is the first thing a visitor walks past.
- 3
Wide concrete driveways
Big slabs need a flat surface cleaner, not a wand, or you get the striping you have seen elsewhere in the neighborhood.
- 4
Stone veneer and mortar joints
Worth cleaning, worth doing gently. Pressure here creates a repair bill.
Same crew, same phone number, every one of these
